Open: “Hey {name}, it’s Christa Votaw — not calling about a file, just checking in. How’s your summer been? Are you seeing buyers come back or is it still slow?”
Listen. Whatever they say about their pipeline is the actual reason for the call.
Bridge: “One thing — I’ve been using an AI assistant that writes my follow-ups and runs half my admin. It’d do even more for an agent. The guys who taught me are doing a one-day class in Charleston Tue the 18th and Wed the 19th.”
Ask: “Want me to text you the link? I’ve got a code for 50% off.”
If no: “Totally fine — wanted you to have it. Send me anyone who needs a pre-approval.”
Do not say you texted 1,000 people. Never expose the scale of a send.
Wait a beat after the beep — carriers clip the first word. Under 25 seconds. Then text them within a minute, while your name is still on their screen.
Warm / you know them: “Hey {name}, it’s Christa Votaw. Nothing urgent, no file — I’m going back through the agents I actually like working with, and you’re one of them. I’d love to hear how your summer went and whether buyers are showing up again. Give me a shout when you get a second — {your number}. I’ll text you too so you’ve got my number. Talk soon.”
Colder / haven’t talked in a while: “Hey {name}, Christa Votaw with CLEAR Home Loans. Not calling about a file. I’ve been using an AI assistant that writes my follow-ups and runs about half my admin — it’d do even more for an agent. The folks who taught me are running a one-day class here in Charleston Tuesday and Wednesday, and I have a code for half off. I’m texting you the link right now so you don’t have to write anything down. If it’s not your thing, no worries at all. {your number} if you want to talk it through.”
The text right after: “Hey {name} — Christa, just left you a voicemail. Here’s the AI class I mentioned: {link}. Code {code} is 50% off. No pressure at all — and send me anyone who needs a pre-approval.”
